Inspecting Existing Dwellings – Introduction (16 sessions)

Webinar Description

A house is a combination of individual members that are integrated into systems. The inspection of a house involves a high degree of technical knowledge and exposure to how a house is built, and an understanding of a variety of building systems. These systems can usually be broken down into the following systems - structure, building envelope, interior division of space and the building services (plumbing, heating and electrical). These can come together in many ways.

Defects in any of these building systems can cause problems both on the exterior as well as interior of the house. Additionally, some deficiencies may have more of a direct impact on the occupants or others. This webinar will present the participant a wide-ranging guide to general residential building systems.

This Webinar is divided into four parts:

  • Part 1: Building Science

  • Part 2: Residential Buildings – Building Systems

  • Part 3: Inspections

  • Part 4: Report Writing

Each part is broken down into modules with topics and subdivided into the 16 webinars

What students will learn?

Understand the common elements of residential building systems

  • Recognize common building components within these systems

  • Realize the value of conformance to recognized construction standards

  • Differentiate factors and the basic principles which contribute to problems and defects in residential construction

  • An awareness of common problems and recommended corrective measures

  • Understand the importance of a performing home inspections and what conditions are commonly encountered

  • Understand the importance of the inspection process and completion of an inspection report

  • Know and have a basic understanding of the technical terms related to residential construction

Instructional Hours

  • Course notes/readings materials should be reviewed prior to webinar.

  • You will be required to save files, attach files to emails, participate in online discussion and, depending on your course create provide occasional brief feedback on building conditions.

Prerequisite

  • That a participant is required to have a basic understanding of basic construction and renovation techniques, basic inspection procedures, report writing and cost estimating.
